OCSC was appointed as Civil, Structural and MEP Engineers for the development of Royal Wharf, a large-scale development in the heart of London’s Docklands. The 17.23-hectare site comprises 3170 apartments housed within 24 individual apartment blocks. The blocks range from 6 storeys to 24 storeys in height.

  • In addition to the apartments, the development will house 310 luxury townhouses, 5,500m2 of commercial space, 15,000m2 of office space, and 12,500m2 of various non-residential spaces. There are 4no. individual basements which are typically single or double storey construction.
  • The ground required extensive remediation treatment and development works prior to structural works commencing.
  • The sub-structure comprises piled foundations with traditional pile caps and ground beams supporting the structure above. Gas membranes and both natural and ventilation arrangements were detailed in order to overcome concerns about the contaminated ground below.
  • The superstructure varied between buildings – from System Build Precast Concrete Frame to RC Frame and in some cases, RC Frame with PT floors
